Copeville roofing hubA roof with mixed prior repairs and materials
A roof may have a history of prior repairs or more than one material over time. An installation is a chance to consider the whole system, but what is underneath is often unknown until the existing layer comes off. A re-cover over an existing layer is sometimes possible, and a full tear-off is sometimes required. Which one fits depends on how many layers are already there and what the new material needs.
Roof pitch and material
Steep, standard, or low-slope, and what is up there now. Pitch changes which materials are suitable, so it is worth noting before scope is set.
Existing layers and prior patches
How many layers are already on the roof and what has been patched before. That affects whether a re-cover is possible or a full tear-off is needed.
Flashing and penetrations
Valleys, step and counter flashing, kick-out diverters, and pipe boots. These transitions are where water is guided, not just covered.
Ventilation and access
Soffit intake and ridge exhaust, and how the roof is reached. Balanced ventilation needs both intake and exhaust.
Questions to ask before you agree to scope
- What does the written scope include, and what is excluded?
- Which product is being installed, and what does its manufacturer system require?
- How are concealed condition changes, disposal, and property protection handled?
- What is the product warranty versus the workmanship warranty?
These are questions for you to ask, not a claim that any contractor performs a fixed method.
