Josephine roofing hubWhat an installation replaces, and what it reveals
An installation is a layered assembly, and the parts beneath the surface do most of the work. The deck under the coverings is not visible until the existing layer comes off, so its condition is often unknown until access exists. A re-cover over an existing layer is sometimes possible, and a full tear-off is sometimes required. Which one fits depends on how many layers are already there and what the new material needs.
Roof pitch and material
Steep, standard, or low-slope, and what is up there now. Pitch changes which materials are suitable, so it is worth noting before scope is set.
Existing layers
How many layers are already on the roof. That affects whether a re-cover is possible or a full tear-off is needed.
Ventilation
Soffit intake and ridge exhaust, and whether the attic breathes. A new roof over a poorly vented attic can age faster than it should.
Access and HOA
How the roof is reached and whether a homeowners association has rules. These shape what is practical at your property.
Questions to ask before you agree to scope
- What does the written scope include, and what is excluded?
- Which product is being installed, and what does its manufacturer system require?
- How are concealed condition changes, disposal, and property protection handled?
- What is the product warranty versus the workmanship warranty?
These are questions for you to ask, not a claim that any contractor performs a fixed method.
