Roof coating
A coating is a surface treatment that can extend the service of a sound roof. It is not a fix for a roof that is failing underneath. Knowing where that line sits helps you ask the right questions before any scope is set.
A coating is not suitable for every roof
Coatings work on certain roof surfaces, not all of them. The existing material, the condition underneath, and the roof pitch all affect whether a coating is even an option. A coating sits on top of what is there, so it inherits the condition of the roof below it. If the substrate is failing, a coating will not carry that load.
The substrate needs to be sound and dry
A coating bonds to the surface beneath it. That surface has to be structurally sound and dry before anything is applied. If the decking or the existing material is soft, saturated, or deteriorated, a coating will not restore it. Ask what the surface condition is and whether it can hold a coating at all before treating one as the plan.
Moisture or rust can become trapped
A coating forms a film over the surface. If moisture is already in the roof assembly or rust is present on metal, coating over it can trap that moisture or corrosion underneath instead of solving it. The problem then continues out of sight. Ask how the surface is checked for moisture and how existing rust is addressed before a coating goes on.
Prep and primer need to suit the surface
A coating only performs as well as the preparation underneath it. Cleaning, repairs to the existing surface, and a primer suited to the specific material all affect whether the coating bonds and lasts. Preparation is not a single universal step; it depends on what is up there now. Ask what the surface needs before a coating is applied and what that preparation includes in the written scope.
Seams, penetrations, and film thickness
Seams and penetrations
Seams, joints, and penetrations are where movement and gaps happen. Reinforcement at these spots is often part of a coating scope, because a coating alone may not bridge a moving seam. Ask which transitions get reinforced and how.
Film thickness
How thick the coating is applied affects how it performs and how long it lasts. Film thickness relates to the specific product, so it is worth asking which product is proposed and what its application requires, rather than assuming one number fits every roof.
Repair, coating, or replacement
These are different answers to different problems. A repair fixes a specific spot where water is getting in. A coating treats a sound surface to extend its service. A replacement removes the existing roof and installs a new layered assembly. Choosing between them depends on the condition underneath, not just the surface. Ask which one fits your roof and why, rather than starting from a single option.
Questions to ask before you agree to scope
- Is my roof surface suitable for a coating, and what is its current condition?
- How is the surface checked for moisture or rust before coating?
- What preparation and primer does this surface need?
- Which product is proposed, and what film thickness does it require?
- Which seams and penetrations get reinforced, and how?
- How does water drain off the roof, and does the coating change that?
- What is the product warranty versus the workmanship warranty?
These are questions for you to ask, not a claim that any contractor performs a fixed method or provides a specific warranty. The answers belong in a written scope you can compare.
